Air Leakage

Thermal Performance
Thermal performance is measured by U-values, which quantify how well a building material conducts heat. A lower U-value means a better-insulated material.
- Modular Builds: Due to the use of high-grade insulation and a focus on minimizing thermal bridging (heat loss through structural elements), modular homes often achieve low U-values that meet or exceed building code requirements.
- Traditional Builds: While traditional construction can also achieve low U-values, it is highly dependent on the skill of the on-site workers and the weather conditions. Thermal bridging is a significant issue in many traditional homes, particularly at junctions where different materials meet, such as at stud framing.
Speed of project
Traditionally, construction processes relied on the management of a number of contiguous, linked operations such as groundwork, foundations and bricklaying. This means that if there is a delay in one particular operation, the knock-on effect will always impact on completion dates. However, because modular builds rely on the main modular construction being manufactured off site, it allows for parallel activities to take place.
